Detailed FAQ

Why property intelligence matters before any property decision.

Answers for home buyers, investors, land buyers, commercial-property buyers and builders.

What is property location intelligence?
Property location intelligence is a structured way to understand how connectivity, infrastructure, neighbourhood context, demand, competing supply and future development affect a property decision. It adds context around the address; it does not replace legal or technical due diligence.
Why do I need location intelligence if I already visited the project?
A site visit shows what is visible at that moment. A structured location review prompts you to check alternate access, commute patterns, nearby infrastructure, surrounding development, competing supply and future assumptions that may not be obvious during a guided visit.
Is the Check-Mate report free?
Yes. The initial Check-Mate location report is free and is intended as a first-stage screening. It helps you understand the main location factors and questions to investigate.
What is included in the paid detailed report?
The paid report is customised to the transaction. It can include deeper micro-market comparison, location scoring, demand and competing-supply context, commercial catchment, comparative analysis between shortlisted properties, or other agreed research. Scope and fee are confirmed before work begins.
Can you guarantee property appreciation or rental returns?
No. Check-Mate does not guarantee appreciation, rent, yield, occupancy or future infrastructure outcomes. Location intelligence helps structure a decision; market outcomes remain uncertain.
Do you verify legal title and approvals?
No. Legal title, approvals, RERA information, encumbrances, contracts and statutory compliance should be verified independently with qualified legal and other professionals. Check-Mate focuses on location and decision-support intelligence.
Can I use Check-Mate for an apartment or flat?
Yes. It can be used while considering 1 BHK, 2 BHK, 3 BHK, 4 BHK and other apartments, new-launch projects, ready-to-move homes and resale flats.
Can I use it before buying a villa?
Yes. Villa location checks can include access roads, commute, social infrastructure, privacy and neighbourhood context, surrounding development and future buyer relevance.
Can I check a residential plot or land?
Yes. Location intelligence can help you structure questions about access, surrounding land use, development velocity, nearby occupancy and future usability. Legal status and planning permissions still require specialist verification.
Can you analyse farmland, managed farmland or a farmhouse?
Yes. The location layer can consider access from the city, nearby settlements, services, surrounding land use, tourism or weekend demand context and practical accessibility. Any agricultural-land eligibility, title, conversion or legal issue must be separately verified.
Can I use Check-Mate for commercial property?
Yes. Office space, retail shops, showrooms, warehouses, commercial land and pre-leased commercial properties can all require location analysis tailored to the intended tenant, customer or operating use.
What do you check for office space?
Typical questions include workforce access, metro and road connectivity, business-cluster relevance, parking, competing office supply, surrounding services and the depth of the leasing micro-market.
What do you check for retail shops and showrooms?
Retail decisions can require catchment, frontage, customer movement, visibility, parking, surrounding residential density, complementary businesses and competing retail supply.
What do you check for warehouses?
Warehouse location assessment can consider highway access, truck movement, delivery geography, labour catchment, industrial clusters, surrounding land use and last-mile constraints.
Can builders use Check-Mate?
Yes. Builder use cases can include site and micro-market context, project-positioning inputs and aggregated demand intelligence based on consented enquiries. Commercial engagements are scoped separately.
What is demand intelligence for builders?
Demand intelligence looks beyond raw lead counts to patterns such as budget, property type, location preference, purchase purpose and timeline. Aggregated patterns can help teams understand what kinds of customers are showing interest.
Is Check-Mate a property portal?
No. Property portals are excellent for inventory discovery. Check-Mate is designed as an intelligence layer that helps evaluate a location or property already being considered.
Can you compare two locations?
Yes, as part of a detailed paid scope. A comparison can be designed around the buyer’s goal and score factors such as access, infrastructure, demand, competing supply and future development.
Can I submit a Google Maps link?
Yes. A Google Maps link, project name, locality or address can be used as the starting point for the request.
How fast will I get my report?
Turnaround depends on the location and information required. The site does not promise a fixed turnaround; Check-Mate will contact you after reviewing the request.
What cities do you cover?
The service is intended to expand across Indian property markets. Availability and depth can vary by location and data accessibility, so each request is reviewed before confirming scope.
Does a good location guarantee a good property?
No. Location is one part of a property decision. Project quality, legal status, technical condition, price, builder capability, financing and contract terms must also be evaluated.
Does a premium builder make location analysis unnecessary?
No. A strong developer can reduce some project-level risks, but the surrounding location still affects commute, liveability, tenant demand, customer access and resale relevance.
Should I check the location before paying a booking amount?
Ideally, location questions should be explored before making a non-trivial financial commitment. You should also understand the builder or seller’s cancellation and refund terms before paying.
How do future metro or road projects affect location analysis?
They may matter, but the stage of the project is important. Announced, approved, funded, under-construction and operational infrastructure should not be treated as the same thing.
Can location intelligence tell me the best place to invest?
It can help compare locations against your investment goal, but there is no universal 'best' location. Ticket size, holding period, rental objective, liquidity preference and risk tolerance change the answer.
What information do you collect from me?
The enquiry form collects contact details and information about the property, location, purchase purpose, budget, timeline and questions you submit. The Privacy Policy explains how this information is used.
Will my data be sold?
Check-Mate's policy is to use enquiry data for responding to requests, operating the service, improving relevant property services and permitted communications. The Privacy Policy describes sharing and user rights in more detail.
Is my free report a valuation?
No. It is not a registered valuation, bank valuation or certified appraisal. It is location decision-support information.
Is the report investment advice?
No. It is not financial or investment advice and does not recommend securities or guarantee returns. Property investors should take independent professional advice appropriate to the transaction.
